Is a bedroom with no closet "legally" considered an office in real estate terms?

Hello, I'm thinking about expanding the closet in my master bedroom by opening the wall to the closet on the other side of the wall. The closet on the other side currently belongs to that bedroom. A friend told me that a bedroom without a closet is considered an "office" in real estate terms. Is this accurate? I've been in several homes that don't have closets in some bedrooms.

  1. I can tell you this. Many people try to add a bedroom to their home and try to get away with calling it an office. Mostly they do this to escape the cost practical difficulties of an egress window, or some other code requirement. If the room has a closet, most inspectors will insist that it is a bedroom. I don't know if this is specifically spelled out in law or just part of the code that is open to interpretation. I think if you remove a closet from a bedroom that had one, you would have a hard time reclassifying it as anything else. As far a real estate term, like as in affecting the value of the home, or how it would be described in sale listing, that's pretty open to interpretation. the wise selling agent will describe it to it's best advantage, and whatever the buyer will swallow is what it is.
  2. Old homes in my area do not have closets in their bedrooms, and many new builds have closets in their offices. Here that does not apply...maybe in your area it does...call a local real estate person in your area and ask them.
  3. just plan a real small closet in that bedroom and your problem is solved. really small, they make 12" doors
  4. At least in my area, it's not considered a bedroom unless it has a closet.
  5. You can still call it a bedroom without a closet as long as it has a window or door to the exterior..... fire code requirement in most areas. If you want to call it an office by all means but in selling your home you will want to use what the buying public is looking for. A house that is discriped as a three bedroom generally sells before a two bedroom unless you have a lot of empty nesters/retired folk coming into your area.
